Well, some generalise "freehold landed can't go wrong" and some seem to believe commercial development is automatic - when houses are built, shops, schools and malls WILL be there!

Given the state of the local and global economy, I see all commercial plans are getting dicey - high chance many will be delayed indefintely or cancelled altogether.

Tricky time to buy a home for own stay. For investment, ok la... just buy. :mrgreen:

Rawang biggest problem is access road....trunk road is pretty jam but toll free. Landslide exposure. Roads are constantly under repair..... NKVE is okie but to get to the rawang toll is such a pain due to bottle neck. The toll plaza is surrounded by industrial areas filled with transportation lorries. that ain't help.

Flood is another issue in rawang......

i thought it's the other way around.

for own stay, less tricky. Just get one that suits your budget, lifestyles and daily commute....
for investment, more tricky....because we don't know what and when are the top of bell shape....real future home owners' demand for a particular area (rawang, ciber, kajang come to mind). Many of these sibeh far areas still sell like hot muffins...but who buys them? if you ask SA, they will say 'mostly home owners' as standard reply. if you ask owners, they will say 'mostly keep for own stay IF can't sell'....... :?

As for commercial, even the super wong DPC's retails, was told the 1st floor retails not doing as well....got changed hands many times lioa....

I tot the 18x70 sells better than 22x80 due to lower entry price, investors haven :mrgreen:

One way to look at it: some people decide to buy xyz dev at "good price" for own stay based on expectations to have shops-malls-schools within 3 yrs against paying more for a more stablished one. If it turns out as expected, nice and good. If nothing after 3, 5 yrs, can only curse and swear or plan to move. If buying for investment, not planning to live there, it's a pure finance matter - just making or losing 30%, that's all. :mrgreen:

This is the latest BBB. Seri Coalfields was fairly BBB. Can't think of a 3rd recent one. Despite all the talk, Alam Impian current Pentas not sold out.

This MR BBB I think is mainly due to to "initial phase low price freehold landed can't go wrong", maybe a bit due to GnG. Location, access, etc. appear to be secondary considerations. So, maybe can conclude it's primarily a speculators' punt?

Next telling indicators might be new launches in AB and BBR - remember last phases were hot-hot!

6. Change to different hobby (aka diversifying/diverting investment port folio)

As an investor, w/o schools, shops, no need to talk about mall, poor roads, will you sweat if you had bought into phase 4?

I am in TTDI AI showroom now. The pricing and land size mentioned previously was correct. Strangely, I don't see anyone queuing this time. BBB mood is gone forever I guess. Buffet lunch is good though.. Worth to come and see zircona launch for that..

Someone mentioned 3% discount. Compared to last phase, almost same price psf. Good for these buyers.

But what do last phase buyers planning to flip have to say?
