its not just a draf... you must draw a architect plan and follow the building requirement(jabatan bangunan, MBSA).... architect plan must be sign by any architect or pelukis pelan berdaftar. if u make a new slab for your first floor u must get enginner drawing...

ok, i think many want to know about Renovation: MBSA Rules & Approvals.

first one.... any new structure must submit a plan.... only minor renovation like plaster ceiling, grill, wiring, air cond installation, landskap, tiling.. interior design no need.

standard plan (pelan setara)

this book at RM25.00 just for teres house (intermediate) only.... if your house corner or end lot and the new reno just front and rear, you also can submit by standard plan but you must sign 'surat aku janji'.

how MBSA charge....

one renovation (front bawah)
RM200 for processing fee
RM500 for deposit...
total RM700.00 (for one reno)

ALAM FLORA SDN BHD (must pay for approval)

RM1,000.00 ( 1 tong at RM270.00 for 10 days)
however, if u not use it, u can claim back after u finished the renovation, and they can refund back RM730.00( automaticly deduce 1 tong)

documents :
1. 2 set ic copy( 1 for mbsa and alam flora)
2. full set of Sale & Purchase Agreement copy
3. CF copy
4. lastest cukai pintu copy... (if new house and you not get this, firstly go to JABATAN PENILAIAN, MBSA at lift B, 2 floor. WISMA MBSA. fill the form and bring one Sale & Purchase Agreement too. at half an hour you get letter (SURAT CUKAI PINTU BELUM DI NILAI).
5. House picture ( front & rear) stick at A4 paper..

May i know what is the next procedure after i finish my renovation?
As i do the full extense of my kitchen, for sure RM 500 deposit burned. Do i still need to submit back the claim form?

ok... if you built same like a approval plan, you can get back the deposit... or if you not sure, take some picture and get advice from petugas kaunter Jabatan Bangunan...

the new procudure....

get the claim form.. fill it. Phostate approval letter and permit, original resit and MBSA bil and one copy of approval plan.

take a picture ( stick to A4 paper)
where to shoot...
1. Rear elevation( new gutter and rain water down pipe)
2. roof eave
3. New wall-plastered and painted on bothside)
4. existing drain
5. front elevation
6. left and right side elevation (if involve)

last... when you submit... you can know the approval in that day....

dont forget to claim deposit from ALAM FLORA too.. its easy... but it take 2 month...

One Time Renovation
Processing Fee - RM200
Deposit - RM500
*for MBSA

Another Processing Fee and Deposit RM700 for 2nd renovation*for MBSA

Whole Renovation Calculation for ground & 1st floor extension
Booklet - RM25
Processing Fee - RM400
Deposit - RM1000 (for ground & 1st floor refundable if left 1" foot)
BSA - RM1000 (refundable)
Alam Flora - RM1000(refundable)
Estimate 5 Cart of Alam Flora wastage - RM1270 (1st card RM270, following cart RM250)

Total Cost - RM3695
Refundable - RM1695 (after deduct BSA & Alam Flora)

*As for MBSA deposit will not refundable if there is no more space left.


*Need to draw out the plan by myself or need certified Architect ?
*Let contractor settle everything or i go and settle for the MBSA site ?

Hi Irvin,

I think U may only request Alam Flora to collect 1 time only and others ask your contractor to handle by their lorry or cart. It should be cheaper or FOC depends on your contractor.

Besides that, i think MBSA has restricted the booklet purchasing to owner only.

I just want to add an orning in the front of the house with less than 5 feet width, do I to need to apply permit.

I called to MBSA, the girls told me said if less than 5 feet width no need to apply permit.

Can anyone confirm on this.

I heard a rumor that says a MBSA runner is out there doing all the paper work for you and getting your application approved within 1-2 days. The service fee is 650-800++.

I want to renovate my hse & tyring to get approval from MBSA.

I saw ur e-mail recommending this guy Aminudin as a building draughtsman who can submit plan to MBSA for renovation.
Is he reliable? There are many conmen outside & I want to be sure.

You have contracted him to do the drawings, right?
He is able to get approval & sticker from MBSA?
